Rental and Property Management
Whilst many lodges will be purchased to provide a private and
exclusive holiday home, we also recognise that many purchasers
will look for a return from their investment. In this scenario,
a dedicated and experienced rental and property management
service is available.
Depending on individual preferences, the investor can either
retain an active involvement or, if required, this can be a
completely hands off investment with attractive returns possible.
The rental and property management service provides for all
aspects of renting the properties, including advertising, collecting
bookings, collecting payments, meet and greet, security,
maintenance and cleaning services.
The rental and property management fee is 20% of gross rental
income, per annum.
Guaranteed Minimum Returns
We anticipate gross returns for all lodges placed into the rental
and property management pool to be in the region of £20,000
per annum. Full details of rental projections can be provided to
interested parties.
Our clients are prepared to offer a guaranteed minimum return
of 6% of purchase price for a period of two years as an incentive
to all purchases of phase 1 lodges. Full details of qualifying
conditions are available upon request.
Site Fees
In order to maintain the highest possible standards throughout
the development a competitive fixed site fee will be applicable
for all lodge owners to cover the costs associated with common
areas. A full break down and estimate of site fees can be provided
on request but inclusions are: - road, sewerage and drainage
maintenance, landscaping, security and business rates.
Loch Ness Highland Lodges is a development of commercial
holiday lets and, therefore, no Council Tax is applicable.
Commercial Business Rates will be recouped via the site fees.
Legal Costs
Each party will be responsible for their own legal costs in respect
of this transaction.
VAT
All prices, premiums and rents quoted are inclusive of any Value Added Tax applicable.
Entry
By arrangement upon conclusion of legal formalities.
Viewing and Offers
By prior arrangement with the sole selling agents, to whom all
formal offers should be submitted in Scottish Legal Form.
